Solar Film for HDB Flats in Singapore: The Complete Guide
A complete guide to solar film for HDB flats in Singapore: why flats heat up, choosing VLT per room, HDB rules, cost factors, installation and aftercare.
If your HDB flat turns into an oven by 3pm, the problem is almost certainly your windows. Concrete walls take hours to warm up, but glass lets solar radiation straight through in seconds. Solar film is one of the few upgrades that deals with the problem at the source, and it works whether you live in a 40-year-old resale flat in Toa Payoh or a new BTO in Tengah. This guide covers how solar film works in an HDB context, how to pick the right shade for each room, what the rules say, what drives cost, and what installation day actually looks like.
Why HDB flats get so hot
Three things make HDB flats particularly exposed to solar heat.
Orientation. Many blocks were sited for land efficiency, not sun path, so a large number of units face west or north-west. A west-facing living room takes direct sun from roughly 12pm to 5pm, exactly when outdoor temperatures peak. We cover the physics in detail in our article on west-facing window heat, but the short version is that afternoon sun arrives at a low angle and shines deep into the room rather than hitting the facade edge-on.
Height. Above the tenth storey or so, there is nothing between your windows and the sun. No trees, no neighbouring blocks, no shade from HDB's void decks or covered walkways. High-floor units get more direct radiation for more hours of the day.
Bigger glass. Newer BTO flats increasingly come with full-height or three-quarter-height windows. They look good and bring in light, but every additional square metre of glass is another square metre of heat intake. Add Singapore's baseline of 31–33°C afternoons, and an unprotected west-facing room can sit several degrees above the rest of the flat well into the evening, as concrete and furniture release stored heat after sunset.
What solar film actually does
Solar film is a thin multi-layer polyester laminate applied to the interior face of your glass. Our Meridian Series uses nano-ceramic, spectrally selective construction, which means it is engineered to treat different parts of the solar spectrum differently: let visible light through, block the invisible wavelengths that carry heat.
The numbers that matter:
- Infrared rejection of 97.6–99.2% at 1400nm. Infrared is the portion of sunlight you feel as radiant heat on your skin. Blocking it at the glass stops it before it enters the room.
- 100% UV rejection up to 420nm. Most films stop measuring at 380nm. Meridian's SpectraGuard 420 technology extends protection through the 380–420nm band and also cuts up to 70% of HEV blue light. This is what protects your sofa, flooring and curtains from fading.
- Rooms up to 5°C cooler. The practical outcome. A room that used to hit 34°C in the afternoon settling around 29°C is the difference between needing aircon and not.
Unlike older dyed films, nano-ceramic film contains no metal layer, so it does not interfere with mobile signal or fade to purple over the years.
Choosing the right VLT for each room
VLT (visible light transmission) is the percentage of visible light the film lets through. Lower VLT means a darker film and, generally, more heat rejection. The right choice depends on the room's orientation and how you use it.

A common HDB configuration is Meridian 35 throughout, with Meridian 15 on the west-facing wall only. Mixing shades is normal; from outside, the difference between 35 and 15 on separate elevations is barely noticeable.
If your issue is neighbours looking in rather than heat, such as a low-floor unit facing the corridor or an opposite block at close range, a frosted or one-way film from the Veil Series may suit those specific panels better. Many flats use both: Meridian on the sun-facing glass, Veil Frost on the bathroom or corridor-facing windows.
HDB rules: do you need approval?
Solar film is applied to the interior surface of your existing glass. It does not alter the window frame, the external facade or the structure, which puts it in a different category from window grilles or replacement windows, which do carry HDB requirements.
As far as we are aware, HDB does not require a permit for interior-applied window film, and we install in HDB flats across Singapore on that basis. That said, guidelines can change and some estates have specific facade rules, so if you want certainty, a quick check with HDB or your town council before installation costs nothing. Very dark or highly reflective exterior appearances are the main thing to be sensible about; the Meridian range is designed to look neutral from outside. What drives the cost
Solar film is priced primarily by glass area, so the main variables are:
- Total square metres of glass. A typical 4-room flat has far less glass than a BTO with full-height windows, so quotes vary widely between layouts.
- Film tier. Higher heat rejection costs more per square metre.
- Number and size of panels. Many small panes take longer to cut and fit than a few large ones.
- Access. Windows above cabinets, bay window ledges or awkward service-yard panels add handling time.
Because of this, per-flat pricing quoted online is usually meaningless. We measure on site during a free consultation and quote from actual glass area.
The installation process
A full HDB flat is typically done in under a day, often within three to four hours.
- Glass cleaning. Each pane is scraped and washed until it is free of dust and silicone residue. This step determines how good the film looks for the next decade.
- Cutting. Film is cut to each panel's measurements with a small margin, then trimmed precisely in place.
- Wet application. A slip solution lets the installer position the film, then a squeegee presses out the solution and bonds the adhesive.
- Inspection. Edges checked, moisture haze noted, panels signed off.
For the first one to two weeks you may see slight haze or small water pockets as residual moisture evaporates through the film. This is normal and clears on its own.
Caring for solar film
Wait 30 days before the first clean, then treat it like glass: soft cloth, mild soap and water. Avoid ammonia-based cleaners, abrasive pads and scrapers. There is no other maintenance, and the Meridian Series carries a 12-year warranty against bubbling, peeling, cracking and discolouration.
FAQ
Do I need HDB approval to install solar film?
To our knowledge, no permit is required because solar film is applied to the interior of the glass and does not modify the window structure or facade, unlike grilles or window replacement. Rules can change, so check with HDB or your town council if you want written confirmation. Choosing a neutral, non-mirrored film keeps the external appearance compliant with facade uniformity expectations.
Will solar film make my flat too dark?
Not if the VLT is matched to the room. Meridian 65 lets through 66.3% of visible light, which most people cannot distinguish from bare glass indoors. Even Meridian 15 on a west-facing window reads as comfortable rather than dark in Singapore's daylight, because the afternoon glare it removes was excessive to begin with.
How long does solar film last on HDB windows?
A quality nano-ceramic film is a 10-to-15-year product in normal residential use. The Meridian Series is warranted for 12 years against bubbling, peeling, cracking and discolouration. Cheap dyed films, by contrast, commonly turn purple and bubble within 3 to 5 years, which is why replacing them is one of our most frequent jobs.
Can solar film be applied to frosted or textured glass?
Film needs a smooth surface to bond, so it goes on the smooth side of the glass. Standard HDB bathroom glass with one textured face can usually still be filmed on the smooth interior face. During the on-site consultation we check every panel and will tell you plainly if any are unsuitable.
